Job Summary:

 

The Facilities Maintenance Lead is responsible for maintaining the facility in a functional, presentable, and safe condition.  The Facilities Lead will supervise all Facilities and Custodial staff. 

Schedule is Monday – Friday 8am-5pm and is subject to evening, weekend, after hour calls and overtime. #SWCR

Essential Functions:

  • Supervise all facilities and Custodian staff at the program.
  • Manage timecards, time off requests, absences, and attendance according to policy
  • Maintain program facility, premises and equipment are maintained clean, safe, and functional according to Southwest Key Environmental, Physical Plant Standards, COVID Blueprint policy and procedures
  • Assist in performing general repairs/maintenance to include, but not limited to basic electrical, building, plumbing, landscaping, painting, carpentry, preventative maintenance, cleaning, and disinfecting
  • Complete, manage and retain maintenance logs and checklists for the buildings according to established policies and protocols
  • Manage, maintain, assign, and update all maintenance requests in designated work order system
  • Develop work plans for staff and contractors and review maintenance work performed
  • Prioritize maintenance issues based on level of urgency, materials available, duration of job, and availability of staff.
  • Perform maintenance work and repairs in a timely manner
  • Operate, clean and maintain equipment and tools required for work performed.
  • Complete and maintain inventory of tools, maintenance equipment, chemicals, supplies related to facilities and grounds upkeep. Complete, monitor and ensure that tools/chemicals in and out logs are being completed accordingly and all inventory is accounted for. Complete weekly report and submit to Program Director, Regional Facility Manager and Regional Facilities Specialist by the end of day each Friday
  • Complete weekly facility walkthrough, notating deficiencies, corrections needed, potential safety hazards and repairs needed. Enter identified corrections in work order system and schedule the corrections based on urgency and potential risk
  • Complete monthly facilities walkthrough checklist, notate any corrections or issues identified and submit to the Program Director, Regional Facility Manager and Regional Facilities Specialist no later than the first of each month or the next business day after depending on weekends and or holidays
  • Report any HVAC, Plumbing, Electrical, Structural, Safety issues or concerns to Program Director, Regional Facility Manager and Regional Facilities Specialist using established protocol
  • Maintain, prepare, and inspect the Facility to ensure that all local, state and funding agencies facility guidelines are met. Attend all program inspections relating to facilities and or physical plant standards. Provide copy of inspection reports to Regional Facilities Manager and Regional Facilities Specialist upon receipt of report
  • Request facilities, maintenance supplies and equipment as needed.
    • Interfaces with Quality Managers, vendors, and team members in support of facility initiatives, work requests, or other duties as assigned in a professional and team-oriented manner.
    • Monitors and tracks status of multiple projects (such as facility repairs, structural modifications& maintenance projects) with efficiency and proficiency in meeting timelines and schedules.
    • Completion of designated trainings as applicable to maintain compliance
    • Ensure Facilities Staff completion of trainings and compliance
    • Performs other duties as assigned

Other Functions:

  • Monitor building security and safety by performing such tasks as locking doors after operating hours and checking electrical appliance use to ensure that hazards are not created.
  • Able to work with constant change productively and handle other essential tasks as assigned.
  • Available to escort and supervise external contractors based on program needs and scheduled repairs. Provide proper upkeep of grounds, sidewalks, driveways, parking lots, fountains, planters, and other external program features
  • Able to react to change productively and handle other essential tasks as assigned

Qualifications and Requirements:

  • A combination of two or more of the following:
  • Two (2) to (3) Three years skills and experience with facility management and maintenance required, including construction skills required to accomplish a range of building repairs
  • One (1) to (2) Two years of supervision of staff
  • Formal maintenance training preferred
  • HVAC, Plumbing, Asbestos, Electrical training preferred
  • Experience with office procedures, methods, and equipment including computers and applicable software applications such as outlook, word, excel, and maintenance request databases.
  • Must be bilingual (English and Spanish)
  • Understanding of pertinent local, state, and federal laws, ordinances, codes, and rules.
  • Capacity to communicate clearly and concisely, both orally and written.
  • Working knowledge of plumbing, electrical and mechanical systems, basic construction knowledge and skills.
  • Cleared Tuberculosis test results.
  • Cleared background check from appropriate entity.
  • Cleared drug test results (this one is for Texas programs only).
  • Must be at least 21 years of age at the time of hire.

Physical Demands:

Must be able to obtain Crisis Prevention Institute (CPI) certification and First Aid Certification (CPR). Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and climb on ladders; to lift, carry, push, and/or pull moderate to heavy amounts of weight 50 or more pounds on a frequent basis; to operate assigned equipment and vehicles; and to verbally communicate to exchange information.

Work Environment:

This is a twenty four hour residential facility at which minors receive multiple services. Work is performed in an indoor and outdoor field environment; exposure to noise, dust, use of chemicals, grease, smoke, fumes, noxious odors, gases, and all types of weather and temperature conditions. Priorities and facility needs are constantly changing.
