Job Summary:

 

The Property Management Specialist will develop and implement comprehensive maintenance plans for assigned properties. This involves scheduling routine inspections, identifying preventive maintenance needs, and coordinating necessary repairs and upgrades.  Perform hands-on maintenance tasks, such as plumbing, electrical, HVAC, and general repairs. Ensure all maintenance activities align with industry standards and comply with safety regulations.

Essential Functions:

  • Oversee the daily operations of assigned properties, ensuring they are well-maintained and aligned. Assist in the development and implementation of comprehensive maintenance plans for assigned properties. This involves scheduling routine inspections, identifying preventive maintenance needs, and coordinating necessary repairs and upgrades.
  • Perform hands-on maintenance tasks, such as plumbing, electrical, HVAC, and general repairs. Ensure all maintenance activities align with industry standards and comply with safety regulations.
  • Collaborate with external vendors and contractors for specialized maintenance services.
  • Act as a point of contact for property-related emergencies. Respond promptly to unforeseen issues, coordinating with relevant stakeholders to implement practical solutions.
  • Maintain an organized inventory of supplies, tools, and equipment necessary for property maintenance. Monitor stock levels, place orders as needed, and ensure the availability of resources for efficient operations.
  • Keep detailed records of all maintenance activities, inspections, and repairs. Provide regular reports, summarizing maintenance performance, identifying trends, and recommending improvements.
  • Ensure that all maintenance activities comply with relevant regulations and industry standards. Implement quality assurance measures to uphold the highest standards of safety, functionality, and aesthetics across properties.

Other Functions:

  • Develop and maintain project plans for new property maintenance, budgeting strategies, and proactively manage timelines.
  • Other duties as assigned by supervisor.

Qualifications and Requirements:

  • High Scholl Diploma or GED
  • Two (2) years of experience in property maintenance and technical upkeep.
  • Trade certification or relevant vocational training in areas such as plumbing, electrical work, or HVAC systems.
  • Strong knowledge of safety regulations and compliance requirements in property maintenance.
  • Excellent problem-solving skills and the ability to work independently.
  • Availability for frequent or extended travel as required.
  • Bilingual ( Spanish-English) Preferred

Physical Demands:

Must be able to supervise indoors and outdoors as necessary. Bending, stooping, and lifting up to 50 lbs. are required to complete daily tasks. Most activities include repetitive motions and can include overhead reaching.

Work Environment:

A general work environment with moderate noise. This position is active, involves movement most of the time, and may involve walking or standing for long periods of time. A busy environment with many unscheduled interruptions.
